850 thousand m² of industrial space are demanded during July and August 2022

In anticipation of the end of the third quarter of 2022, the national industrial net demand for the months of July and August reaches 850 thousand square meters, where Monterrey leads the first position with 21%, followed by Mexico City with 19% and in third Ciudad Juárez and Reynosa advanced tied for fourth place, both with 11%.

The greatest concentration of this national demand falls again on the eight markets of the northern border that Solili monitors and that account for 64% of the national total.

If the focus is placed on the accumulated between January and August 2022, the increase in gross demand also favors two prominent markets in the lowlands such as Guanajuato and Querétaro, which increase gross absorption by 122% and 82%, respectively.

Guanajuato and Querétaro would be demanding 252 and 160 thousand square meters above the accumulated demand of these same eight months in 2021. In absolute terms, this increase would only be exceeded by Monterrey, which registers another 367 thousand square meters above in the same comparison.

Between July and August, markets such as Monterrey have continued to advance in the trend of the increase in the average rental price and in the downward adjustment in vacancy, where we see these two indicators in August 2022 at $4.49 dollars per monthly square meter and 2.15%. Meanwhile, the number of constructions in process continues with an upward slope and achieves more than 1.5 million square meters of industrial buildings that would be integrated into the inventory in approximately one year.

The demand for the two-month period continues to be marked by expansions of the manufacturing industries towards the north and of the logistics sites towards the center and center-west. Cases such as the State of Mexico have been stimulated by pharmaceutical industries, manufacturing in general and the development of last-mile logistics warehouses that complete the distribution chains originating in the main Distribution Centers of the country's capital.

The demand will continue to be the main trigger in the start of new industrial buildings that currently exceed 520 thousand square meters and the markets of Monterrey, Reynosa, Querétaro and Saltillo are grouping more than three quarters.

In the remainder of the year, a greater presence of speculative demand is likely to be projected in view of the combination of high rental prices and few vacancies, especially in the northern border markets.

In the case of the shoal, the demand for custom-made projects, which have been predominant in the first eight months of the year, has been maintained, so a turning point could be reached where the market requires more and more speculative ships to satisfy the supply chains that are required downstream in the various industries that make up this region.
