INEGI recently reported that the monthly indicator of industrial activity in the country advanced 0.4% in real terms in August 2021 compared to the previous month, thus accumulating two consecutive months on the rise.
This increase is due to the 1.86% monthly growth in construction, which recorded its best performance in the last six months.
This figure is in line with the results presented by Solili at the end of 3Q 2021 where industrial demand in the country exceeded 1.2 million square meters per quarter and has been the driving force for construction to advance.
Industrial constructions nationwide exceeded 3.3 million square meters and were distributed throughout the national territory.

If we measure the construction in process at the end of 3Q 2021; In absolute terms, Monterrey, Mexico City and Tijuana concentrate almost half at the national level of the works that advance with 647, 518 and 397 thousand square meters, respectively.
Monterrey was positioned in the first place nationally this quarter, surpassing Mexico City by almost one percentage point in terms of gross demand and by 25% in terms of construction in progress.
Tijuana, which exhibits the lowest vacancy at the national level with 0.9%, also rises in an important construction movement of 26 industrial buildings that group about 400 thousand square meters with 45% availability, where spaces of 10 to 20 thousand square meters predominate.
In terms of their inventories, the markets that stand out the most with warehouses in process are Querétaro with 6.4%, Mexicali with 5.9% and Saltillo with 5.4%.
In Querétaro, 18 industrial warehouses are advancing, totaling 278 thousand square meters, of which about a third are available, in sizes between 2 and 35 thousand square meters, with an average price of $ 4.33 dollars per square meter per month.
Mexicali, for its part, currently builds about 171 thousand square meters when its total inventory is 2.9 million square meters, which prints strong construction activity in the area. Of the 9 properties that are built, availability is around 30% with typologies between 5 and 15 thousand square meters.

Saltillo has also shown an important reaction on the part of developers to the increase in demand, which in quarterly terms reached 38% compared to the previous quarter. In response to this, 273 thousand square meters advance in 16 industrial projects where availability is only 16% with two warehouses, one of 10 and the other of almost 19 thousand square meters.
Guanajuato and Ciudad Juárez also reflected a marked dynamism of 278 and 267 thousand square meters, respectively.
In general terms, the end of the year is expected where more constructive movements are carried out in response to the increases in demand, although it will be necessary to be attentive to different events such as the energy issue and supplies of key inputs for industrial activity, such as chips. and containers that can influence the behavior of demand.
