Saltillo: sustained growth in industrial demand
At the end of 2Q 2021, Saltillo reported 135.3 thousand square meters of gross demand, occupying the fifth position at the national level, only surpassed by Monterrey, Mexico City, Guanajuato and Tijuana.
In the first five months of the year, the capital of Coahuila stood out with a demand of 128.7 thousand square meters, a figure that represents 41% of the demand that it reached in 2020, according to Solili.
In its inventory that exceeds 4.2 million square meters, this industrial market combines stable rental prices, within the framework of the dynamism in construction with new projects that total almost 179 thousand square meters, Solili explained in his report.

Currently in the 10 projects under construction there are 15 spaces available for rent ranging from 724 to 18.8 thousand square meters. Developer firms such as Davisa, Roca Desarrollos, Salva and Grupo Entercom; participate in the industrial supply.
Among the options that an investor could take into account when setting up operations in Saltillo, there are 50 spaces with a great variety of sizes between 780 and 18.8 thousand square meters, all of them monitored monthly by Solili.

In the case of existing industrial buildings, the offer is mostly part of the portfolio of institutional developers such as Parks, Finsa or Grupo Amistad, which coexist with those marketed by representative brokerages and other local developers that market their own parks.
