The industrial market of Saltillo manages to position itself in fourth place at the national level in gross demand, exceeding 190 thousand square meters, concentrated mainly on the Ramos Arizpe submarket.
This market had an important participation at the end of 2021 where it managed to accumulate an annual demand of almost 468 thousand square meters, ranking fifth nationally, below Monterrey, Ciudad de México, Tijuana y Ciudad Juárez.
During the first two quarters of 2022, the automotive sector continues to set the pace of demand in the entity where various South Korean companies are part of the fabric of suppliers that make up the supply chain in this sector.

Although there is still a greater participation of custom-made projects or BTS, due to the fact that due to their large dimensions they exceed speculative projects in meters, the latter are present in the demand for the first six months of 2022 where Davisa, Grupo Amistad , Finsa, Fibra Macquarie, Roca Desarrollodora and Vynmsa are part of the developers that managed to score closures in this period.
Regarding the number of operations, 54% correspond to projects that exceed 10 thousand square meters, although these represent almost 80% of the registered transactions in terms of surfaces, with sizes ranging from 10 to 32.4 thousand square meters.
Let us remember that the industrial geography of Saltillo is developed on three large corridors, to the north with Ramos Arizpe, the closest to Monterrey, separated by a travel distance of 74 km from Monterrey, which is equivalent to a little over an hour approximately. This submarket has about 64% of Saltillo's industrial inventory.

Arteaga and Saltillo are located to the east and center-west, and complete 25% and 8% of the industrial inventory, respectively. Ramos Arizpe and Saltillo are the corridors where there are available spaces, with spaces totaling 100 and 40 thousand square meters, respectively.
To this we will have to add that Coahuila is located in the third position at the national level in the ranking of the State Competitiveness Index 2022 prepared by the Mexican Institute for Competitiveness (IMCO), below Mexico City and Nuevo León. Indicators such as the existence of a reliable and competitive legal system together with the ability to take advantage of international relations are the main attributes that support competitiveness in this market.
These attributes and the high degree of maturity that the real estate market has acquired through the joint work of authorities, developers, investors and companies, as well as organizations such as the Automotive Industry Cluster of Coahuila, have allowed the demand to position this important northern industrial market.
