Saltillo has been one of the entities in the north of the country that has received the greatest interest from investors and tenants to locate in its territory.

Currently, it not only occupies fourth place in terms of accumulated gross demand between January and October 2023, but it is also the second market with the largest number of industrial areas under development, only below Monterrey.

This market has also managed to be a center of attraction for developers who manage to find the viability of the industrial projects they undertake. At the end of October, according to the Solili platform, 557 thousand square meters of industrial buildings are advancing, projecting different completion dates until mid-2024. Of this total, 60 thousand square meters began during the month of October 2023.

Half of the areas currently being built correspond to warehouses between 20 and 80 thousand square meters. However, this market shows a significant variety of sizes that include about a dozen warehouses between 10 and 20 thousand square meters.

Another characteristic that is currently observed in Saltillo is the predominance of custom-made industrial warehouses motivated by the arrival of tenants with specific production processes that demand areas, heights and facilities specific to their operation.

Regarding the geographical distribution of construction, the Ramos Arizpe submarket continues to concentrate more than three quarters of the projects under development.

On the investment side, Saltillo, like Monterrey, capitalizes on a significant number of announcements of expansions and new operations.
