In the first quarter of 2022, Ciudad Juárez stood out as one of the most dynamic cities on the northern border, concentrating 10% of the gross industrial demand at the national level, which had an impact on the increase in rental prices, which stood at 16 % above that registered at the end of December 2021.

According to figures reported by the Solili real estate platform, demand was driven by companies in the medical, logistics, metalworking, manufacturing and plastic industries, which led to a significant downward adjustment in availability while rents increased.

Only from March 2021 to March 2022, the average annual price increase was 16%, registering a price at the end of 1Q 2022 of $5.62 dollars per square meter per month.

The high vacancy still present in the midst of the escalation of construction costs led this indicator to reach $6 dollars per monthly square meter, figures similar to those registered in the country's capital.

The annual drop in vacancy has achieved a downward adjustment of 3% in the last year, which generates alarms to accelerate the start of a greater number of speculative constructions that manage to balance the market.
