The dynamism of various economic activities brought with it the absorption of a large part of the inventories of industrial space in the main markets of Mexico, during 2021.
Among them, Mexico City (CDMX) and Tijuana have registered significant decreases in vacancies at the end of last year, with reductions of 1.64 and 1.98 percentage points, respectively. As of November 2021, the Mexican capital had a vacancy of 3.9%, while Tijuana had 0.6%.
"Both percentages represent quite low figures that have impacted the increase in rental prices of industrial buildings," said the platform.
In addition, there are brokers with figures below the average. Such is the case of Toluca with 2.2% and the submarkets Otay-Alamar and La Mesa-Vía Rápida in Tijuana, where there is zero vacancy.

By 2022, the pressure to find new land to develop is expected to continue. which will affect the cost of the land and finally the industrial warehouse. Only last year, this segment achieved rental price increases of more than 6% in CDMX and 11% in Tijuana.
In these corridors there is also a significant shortage of industrial land with infrastructure, which feeds back the competition of the applicants to locate the necessary warehouses for expansions or new installations of their production processes.
The platform explained that both developers and investment funds saw this opportunity and acquired land to build on. This given the impossibility of finding this type of land or real estate.
Such is the case of CDMX that, between 2020 and 2021, developed a strong demand in the area called CTT (Cuautitlán, Tepotzotlán and Tultitlán), now limited by the depletion of available land.
Other submarkets of the Metropolitan Area such as Huehuetoca and Zumpango, in addition to neighboring Hidalgo, have shown greater activity due to the demand for land.

In the case of Tijuana, the submarkets Otay-Alamar, El Florido-Boulevard 2000 and Pacifico-Nordika, which concentrate three quarters of inventory, indicate vacancies of 0%, 0.6% and 1.4%.
Said exhaustion of industrial spaces has been the origin of the strong construction activity throughout the last quarter of 2021 on El Florido-Boulevard and Pacifico-Nordika, with just over 90% of the buildings in process.
