The Mexican Association of Private Industrial Parks (AMPIP) said that the investments and growth of the sector depend on the approval of the electrical reform, said Sergio Argüelles, president of the Board of Directors of the organization.
"The growth will depend on the message that is given with the electrical reform. Last year we had an absorption of 80% of almost 5 million square meters and in 2023 we could have something similar, but it will depend on the reform. Many investments are waiting for the message, he said.
The issue worries the sector because there are already areas such as Bajío, Monterrey or Chihuahua, which are very limited in the supply of energy infrastructure.
"There are areas where it is generated, but you don't have connectivity and you can't carry electricity and if you want to carry it, it will be very expensive. In Tijuana, fortunately, we have hooked up to the American lines, but in the short term we don't have an immediate solution and we are worried because we are not going to have that capacity according to the demand that we have projected," he explained.

For this reason, he announced that they will continue to monitor the issue and if the energy is concentrated in the Federal Electricity Commission (CFE), it will seek to coordinate with this organization, which has been withdrawn and will meet with different authorities to expose various issues in the sector, including electrical reform.
During his management before AMPIP, he will promote 5 priority axes focused on energy, infrastructure and security, promotion, sustainability and representativeness. reiterating that they continue to be interested in the development of the 10 industrial parks of the Interoceanic Train, however, they have not specified any participation in said project.
The FINSA general director assured that the year 2021 was extraordinarily good for the industrial real estate sector because, despite the health crisis, the occupation of industrial spaces at the national level tripled.

Last year, a hundred companies, mainly Asian and American, came to Mexico in search of markets closer to their consumers and thus minimize the impacts, especially of the logistics crisis. The demand for industrial spaces at the national level is divided mainly between the US (41%), Mexico (14%) and China (8%).
Automotive, Logistics and Electronics, were the sectors with the greatest activity in line with the growth trends of electronic commerce as well as the future of mobility and entertainment in the industry.
Some of the most important challenges that will be assumed in the coming months will be to have competitive infrastructure and support for the parks, mainly in terms of water and energy; give certainty to investments; promote Mexico on international stages, ensure development and training in digital matters, and encourage the operation of a clean industry.
