Ramos Arizpe: investment hub capturing 56% of Saltillo's industrial demand in Q3 2023

The industrial market of Saltillo participates with 7.8% of the industrial demand at the national level and manages to accumulate 326 thousand square meters in the first three quarters of the year.

However, this figure is lower than that accumulated in the same period of 2022, which is motivated by the shortage of supply that brings industrial vacancy to 1.2%, the lowest percentage reached in the last five years.

The Arteaga and Ramos Arizpe corridors show vacancies below the average of the entity, reporting 1.1% and 0.9%, so the recovery of this indicator requires decisively activating constructions and mainly those that correspond to speculative warehouses.

At the beginning of October, only about twenty spaces ranging from 800 square meters to 18.5 thousand square meters are available, so the options for warehouses of 10 to 20 thousand are scarce and that is where demand is usually concentrated.

Ramos Arizpe continues to be the most dynamic corridor where three quarters of the constructions in process and 56% of the demand that was registered during Q3 2023 are grouped together. The areas demanded in the quarter range from 3.3 to 10.2 thousand square meters, and correspond mostly to the manufacturing sector of the automotive sector.

The automotive market continues to be the axis of Saltillo's industrial development and its proximity to Monterrey has boosted the search for multiple suppliers looking for an industrial space adapted to their needs. The proximity to Monterrey is the other factor that favors the arrival of new investments.

So far this year, the entity's authorities have received 61 investment projects, the latest being announced the expansion of operations of the American manufacturing company HNI dedicated to the production of office furniture and whose plant will be installed in the Arteaga municipality.

The entity reinforces its competitive advantages in indicators such as labor formality, where it occupies the first position, as well as its location in second place with regard to exports. The entity also benefits from maintaining fourth place in participation of the National Gross Domestic Product, which allows for continuous development in employment and quality of life.

With the advance of 500 thousand square meters of warehouses in process, the projections for the beginning of next year are limited since only 16% of these new projects in development would be available. And under the premises of a market with increasing rental prices that increased at a rate of 16% during the last year, the conditions are in place for developers to generate an offer that has a guarantee of placement.
