Querétaro and Guanajuato report the highest industrial construction activity in the Bajío

At the end of the month of August 2023, the four markets that make up the Bajío region group more than 15% of the industrial buildings that are currently under development in the country.

El Bajío, with a total of industrial projects reaching 950,000 square meters, the markets of Querétaro and Guanajuato lead the way with 410,000 and 366,000 square meters, respectively.

Tailor-made projects or BTS occupy 57% of the constructions in progress. The Bajío region has focused an important part of its industrial development on manufacturing activities and the automotive sector, although the largest areas of industrial construction that are advancing in the area are built for Data Center companies and the largest, above of the 110,000 square meters will be occupied by a sanitary ware company.

If we focus on the sizes of the warehouses that are built in the Mexican Bajio, the group of surfaces between 10 and 20 thousand square meters stands out, concentrating a third of the number of constructions and 37% of the total areas in progress. Let us remember that in these markets there are a large number of suppliers that make up the supply chains of various industries, which has allowed the growth of specialized clusters in the region.

Regarding the geographical location by corridors in each of these markets, the Mexico-Querétaro submarket is in the forefront in the largest number of industrial areas that are built in the Bajio with 173 thousand square meters of industrial buildings. Also in Querétaro is the Airport submarket, which manages a total 160,000 square meters of projects under construction.

In the case of Guanajuato, the Silao Leon submarket mobilizes 156,000 square meters of warehouses in process, which represents 43% of the total market. In the case of the San Luis Potosí market, two submarkets such as San Luis Potosí-Villa Arriaga and Zona Industrial San Luis Potosí present a similar level of construction activity and group 80% of the areas of industrial projects under development in this market. 

Finally, in Aguascalientes, the northern submarket groups all the buildings that correspond to small surfaces below 1,200 square meters.

It also highlights the fact that all these works in progress plan their settlement before the end of the year and if we consider that the four markets of the Bajío registered an accumulated demand in 2Q 2023 of over 350 thousand square meters, we can anticipate that a similar figure will be activate in the Bajío before the end of 2023.
