According to figures presented by the Secretariat for Economic Development (SEDETU) at the end of December 2022, Querétaro reported a GDP growth of 6.2%, the year in which 47 investment projects were arranged for an estimated 26 billion pesos.
Already in the second quarter of 2022, state economic activity was ahead of us with an annual variation of 5.7%, exceeding the national average of 1.8%. On the export side, Querétaro registered 4,493 million dollars, with an annual increase of 27.5%.

Regarding the real estate indicators of the industrial market, this growth trend is also reinforced. Querétaro ends 2022 with an accumulated industrial demand of 666 thousand square meters, an amount 1.8 times greater than the total reported for 2021, according to the monitoring of indicators from the Solili platform.
A dozen large-area transactions accounted for 48% of gross demand in the year. However, when analyzing the number of transactions, almost three quarters correspond to warehouses whose surfaces are less than 10,000 square meters.
This distribution reinforces the trend that we have seen since the third quarter of the year, where developers express their interest in micro-parks whose final client does not require spaces that exceed 3,000 square meters, giving small and medium-sized companies the opportunity to expand and increase operations. region.
Regarding the constructive modality, 70% of the annual demand was concentrated in speculative warehouses ranging from 385 square meters to 41.8 thousand square meters. The remaining 30% is made up of custom-made projects where 80% of the surfaces correspond to warehouses over 15,000 square meters.
The rise in rental prices was maintained throughout 2022, closing with $4.32 dollars per monthly square meter in December and thus registering an annual increase of 11%.

On the vacancy side, the year started with 5.2% of vacant spaces and declined until September and from then on it maintained a stable trend that has slowly recovered to close the year with 3.3%.
This behavior is associated with the significant speculative commitment to construction where 505,000 square meters are advancing at the beginning of 2023. It should be noted that 80% of this offer is already committed, including a large part of the custom-made projects, although here also they add speculative projects that seek to minimize the risk on the part of the tenant of being left without a rental property.
