Querétaro consolidates itself as a leader in industrial demand within the Bajío region, with 240 thousand square meters it surpasses markets such as Guanajuato, San Luis Potosí and Aguascalientes, which together add a demand similar to that of Querétaro during the first half of 2024 .

The high demand for industrial infrastructure has generated a boom in the construction of new modern industrial warehouses, of which 16 completed construction during the 1S, which represents a delivery of 370 thousand square meters of speculative warehouses and custom-made warehouses, or better known as “Built to suit”. 

Some of the Industrial Parks with progress in the delivery of industrial warehouses during the first half of the year were Querétaro Park VI (within the PIQ), Vesta Park Querétaro, Vynmsa Querétaro Industrial Park and Cantera Industrial Park.

Currently, of the 16 warehouses that completed construction, only 6 are available, representing 129 thousand square meters that entered the inventory with vacant space, which is experiencing an increase in the vacancy rate of 4.43%.

The completion of industrial constructions offers opportunities for new companies seeking to establish operations in Querétaro, taking advantage of the availability of modern and well-located spaces.
