Querétaro ranks fourth nationwide in terms of gross industrial demand, accumulating 195,000 square meters during the first five months of 2023, preceded by Monterrey, Ciudad de México y Tijuana.

Demand motivates developers who see a clear opportunity to carry out their industrial projects. At the end of May 2023, 368,000 square meters of industrial buildings were built, concentrated in the Aeropuerto, Mexico-Queretaro and Querétaro-San Luis Potosí submarkets, amid a 2.5% vacancy.

The demand has escalated in a sustained manner as a result of the joint effort developed between the state public sector and the private sector. In the case of Querétaro, the Secretariat for Sustainable Development (Sedesu) continues to lead policies such as decarbonization and the circular economy, which promotes the arrival of investments to the entity.

Sedesu confirmed that during the first two months of 2023, the entity captured 10 investment projects that together represent capital for 9,854 million pesos, which implied a 27% increase in jobs compared to the same period in 2022.

Investments come mainly from Germany, Canada, Spain, the United States and also from Mexico. While the main investment sectors correspond to the automotive, aeronautical and food and beverage.

Until now, Sedesu reports a portfolio of 54 investment intentions that, if materialized, would represent more than 83 billion pesos, where 36 of the projects in the portfolio are new investments and 18 correspond to expansions.

The relocation of suppliers is another key element, as outlined by the Querétaro Export Industry Association (Index), arguing the need to forge regulatory, public policy and material supply scenarios.

Industries such as the Data Center and Aeronautics are key to raising the added value of production in the entity. In the case of the installation of data centers, the state competes with more than five fiber optic rings reinforced by a business and labor ecosystem trained to carry out tasks that this industry demands.

The energy consumption generated by this industry not only increases the Gross Domestic Product but also triggers related investments in infrastructure.

With regard to investments in the aeronautical and aerospace industry, the Queretaro government is making efforts through a tour that will begin on June 19 where they plan meetings with executives of aeronautical companies that have a presence in the entity seeking to specify three new investments for Querétaro.
