At the end of 2021, Querétaro doubled the gross demand of the year 2020, registering 358 thousand square meters of occupation in industrial buildings. The entity represented 5.4% of the total demand nationwide in the year.
During the last quarter, the Airport and Mexico-Querétaro submarkets concentrated almost 80% of the demand, mainly in custom-made projects and expansions of companies that need to expand their production and activities.
The Queretaro market has continued to expand its industrial parks in a sustained effort between local authorities and developers to meet the demand that reached 106 thousand square meters in the last quarter of the year.

Despite the fact that the year had started with a negative net demand, growing net demands had been registered throughout the subsequent quarters, reaching the figure of 148 thousand square meters in 4Q 2021, the highest in the last three years.
This amount includes a minimum level of vacancies that barely reached 3 thousand square meters during 4Q 2021.
In parallel, little more than 124,000 square meters continued to be added to inventory during the last quarter of the year, of which 40,000 were made-to-measure projects.
For their part, seven class A projects began construction with a total profitable area of 119 thousand square meters, four of these projects are custom-made projects or BTS with a total of 50 thousand square meters.
The fact that during the second half of 2021 the constructions have exceeded 250 thousand square meters, month by month, stands out, reaching a maximum level since the beginning of 2018.
The automotive, data center, food and beverage, household appliance, aeronautical and logistics sectors are expected to lead demand during 2022, with nearly 50 investment intentions already on the table, as indicated at the end of December 2021 the Secretary of Sustainable Development (Sedesu), Marco Antonio Del Prete Tercero.

At the beginning of the year, the construction of a new plant to be undertaken by the German firm BCS Automotive Interface Solutions was also announced, with an estimated investment of 59 million dollars for the manufacture of components for Tesla cars.
In turn, authorities from Querétaro and Mexico City announced the approach of aeronautical companies that have indicated interest in evaluating their respective industrial zones to install new operations.
With the wide range of available spaces that goes from one thousand to 37.8 thousand square meters and the construction and management capacity exhibited by the main developers in the Bajío, a significant performance of the demand is expected in the semester that has just begun.
