At the end of the seventh month of the year, the Bajío continues to maintain a participation close to one fifth of the national total. Of the four Bajío markets monitored by the Solili platform, both Querétaro and Guanajuato are in the lead with an accumulated demand of 247 and 231 thousand square meters between January and July 2023. However, San Luis Potosí and Aguascalientes also registered significant activity of gross demand with 116 and 70 thousand square meters, respectively.
As a consequence of the levels of demand that are still present, vacancies decrease again in the four entities that make up the Bajío when compared to their performance in the last four years.

While the Guanajuato vacancy closes in July 2023 with 3.1%, in Queretaro it registered 2.6%, even in the midst of projects under construction for more than 365 thousand square meters that are advancing in both markets.
The markets of San Luis Potosí and Aguascalientes also adjust their vacancies downwards and report 2.2% and 1.56%, reporting historical lows in this indicator.
In Guanajuato, the Silao-León submarkets, due to its configuration and supply of industrial buildings, continue to concentrate more than 80% of the demand in the second quarter of the year, followed by Celaya, which mainly groups the remaining demand for the quarter.
In the case of Querétaro, the Mexico-Querétaro submarket maintains half of the demand of 2Q 2022, distributing 40% and 10% in the Airport and Querétaro-San Luis Potosí submarkets, respectively.
The industrial market of San Luis Potosí shows a more homogeneous concentration of demand centered on the submarkets Carretera San Luis Potosí-Río Verde and Zona Industrial and leaving 16% in the submarket San Luis Potosí-Villa Arriaga. Aguascalientes Sur was the submarket that concentrated all the demand at the end of 2Q 2023.

If we analyze the composition of the demand so far this year, Guanajuato shows a wide participation of the automotive sector, as in San Luis Potosí and Aguascalientes. In these entities there is an important advance in the chain of suppliers that seek to generate a profile of competencies around electromobility.
In Querétaro there is a greater range of sectors with the shared presence of companies, logistics, manufacturers complemented by the automotive sector that continues with an outstanding participation that is projected to continue in the remainder of 2023.
