BTS projects dominate industrial demand in Saltillo in the first half of 2023

During the first semester of 2023, Saltillo is outlined with a demand where custom-made projects or BTS predominate, which make up 68% of the closings of the period.

The network of automotive suppliers that is woven into this northern market seeks to create, together with Monterrey, a corridor that can supply the demand for electromobility that develops in the northern Mexican region.

The two largest areas in demand so far this semester are located on the Arteaga and Ramos Arizpe submarkets, with 45 and 37 thousand square meters respectively.

But not only large stores are the protagonists of demand, also medium-sized surfaces of 10 to 20 thousand square meters are the ones that concentrate the largest number of operations in the first half of 2023.

The demand for large surfaces requires spaces that are highly adapted to the characteristics of automotive processes that require significant heights and large free area spaces. The construction techniques of industrial warehouse projects have evolved rapidly in recent years in northern Mexico and Saltillo has been an example along with Monterrey.

The construction standard that is observed in the market has its origin in the institutional developers that operate here and that raise the level of competition with the local developers that maintain the expertise in obtaining land with an industrial vocation.

Only in the month of July 2023, more than 14,000 square meters of industrial buildings began in Saltillo, which is added to the projects that are being carried out to reach the global figure of 523,000 square meters that are advancing under construction.

It also highlights that industrial vacancy has not stopped decreasing since September 2022 and currently reports 1.39% at the end of July 2023, its lowest level in the last five years. Nearly half of the current vacancy is located on the Saltillo corridor, while the difference is divided between the Arteaga and Ramos Arizpe submarkets, which is where the demand is concentrated.

However, this market still maintains one of the most competitive rental prices in northern Mexico, standing at $4.9 dollars per monthly square meter, while Tijuana and Ciudad Juárez register $7.7 and 6.7 dollars per monthly square meter, respectively.
