Housing developers estimate that the year will be one of growth in the market dynamics where housing placement will maintain a positive path.
However, despite this optimistic context, it is also recognized that there are important challenges to overcome. Among the challenges identified for 2022 is the issue of inflation, which will impact production costs and, therefore, final housing prices.
This optimism is based on the high demand for housing, both the existing lag and the one that is beginning to be generated; the demographic bonus, in which more and more young people require a housing solution; as well as the awareness on the part of people that in complex times, buying a home is a great opportunity.
On the subject, Gonzalo Méndez Dávalos, President Canadevi believes that 2022 is perceived as a promising year, where he expects a growth of at least 3% in housing placement.

In this regard, he recalled that the closing figures expected for 2021 indicate that the industry would have concluded the year with 228,500 new homes placed. By 2022, he pointed out, the expectation is to reach at least 235 thousand units.
Méndez Dávalos commented that the fundamentals that sustain the demand for housing are on the right track. In this regard, he recalled that from the business sector it is estimated that at least 10 million housing actions must be completed in the next decade, of which the majority are new homes.
“This country still has a very important demographic bonus. According to Inegi data, the average age of Mexicans is 29 years old, that is, the demographic bonus is still very powerful. According to Deloitte, 650,000 new marriages are born each year, which means that there are 650,000 couples who are going to need a place to live, and if we are only building 228,000 new houses, we have a great challenge and opportunity ahead of us”, he told Housing Magazine .

In relation to the latter, Gonzalo Méndez indicated, work must be done to trigger the conditions that allow the business sector to enhance supply and build the new housing that is required. One of the segments where there is still a significant debt, he said, is in the area of social housing.
Towards 2022, he recalled, among the issues that must be closely followed is inflation. He pointed out that this element puts one more obstacle to production, above all, to the generation of new supply aimed at those who earn the least.
On the other hand, according to Enrique Margain, Executive Director of Mortgage and Immediate Credit at HSBC, although a growth scenario for mortgage credit is perceived in 2022, the composition of the portfolio will have a different makeup.
“What we have seen is that used housing has taken on a lot of relevance within the placement of banks; and that is where we have seen this important change in the mixtures, and I believe that this is going to continue this year, where we are going to see more financing for used housing”, he indicated.
The executive indicated that a phase is approaching in which banks will focus on developing new credit products. He recalled that Infonavit plans to develop 23 new schemes by 2023.
