ProximityParks will invest 8 billion pesos in conversion of industrial buildings

Proximity Parks, a developer of industrial buildings, will invest 8 billion pesos in the main cities of Mexico, over the next four years. Since 2017, the firm has invested close to 3,000 million pesos, for which it has consolidated 11 industrial parks distributed in Guadalajara, Monterrey and Mexico City.

In an interview for Econohábitat, Jaime Guerrero, director of finance and co-founder of ProximityParks, declared that the goal is to triple the current portfolio and take advantage of the demand from companies with electronic commerce activity.

Given that the main cities of the country have reported a shortage of land with adequate infrastructure and location for industrial projects, the developer has decided to bet on the conversion of old industrial buildings.

"We provide spaces to allow e-commerce and logistics companies to develop their businesses in a good location. We seek to invest in land for the construction of our buildings, but it is complicated, so we also opted to acquire old disused factories to convert them in last-mile places," Guerrero said.

In Mexico City, according to the expert, there is more opportunity for growth in the conversion of real estate, although there are still some land available.

In addition to the high costs of construction materials, one of the challenges in the intervention of industrial buildings is the process of procedures and permits with the authorities, so they will discard those that do not have the corresponding permit, he added.

The last mile is the final link in the supply chain, being the last leg of the journey that a product takes to reach the buyer, but it is also the most expensive and complex of the entire chain, according to Guerrero.
