Industrial rental prices in Mexicali at historical levels

Currently in the industrial market of Mexicali, the demand for spaces has been mainly influenced by warehouses of 4.6 to 6.5 thousand square meters, on average.

During the second quarter of the current year, construction began almost 16 thousand square meters, 67% corresponding to custom developments (BTS). This has been a constant in the market, since the spaces that companies demand are of very specific characteristics, which forces the developer to propose this type of spaces and that in turn benefits them since they are mostly contracts of long term.

Despite the fact that some works presented some delays, during this period the construction of almost 28 thousand square meters was completed, which are added to the inventory, of which 92% of these projects were BTS.

With this result, the inventory closed the second quarter of 2021 with 2.8 million square meters of which 75.3 thousand square meters are available, which means 2.6% of the total market.
