Lease price of industrial warehouses in Guanajuato increases 17% in the last year

For the month of April, the Guanajuato industrial market reported a vacancy of 4.1%. The constructions of industrial warehouses in parks such as SkyPlus, Guanajuato Park and Santa Fe Puerto Interior managed to be completed by the developers for immediate occupation.

In turn, the rental price has reached its highest level since its record of $4.78 USD per square meter, reporting an annual increase of 17% when compared to the month of April 2023.

The growing demand has exerted constant upward pressure on prices, however, the industrial market of Guanajuato continues to be the best alternative for those looking for lower prices within the region.

If we analyze the price by submarket, Silao - León reports a higher price than the average, exceeding $5.00 USD per square meter.

The most important submarkets in availability such as Celaya, Irapuato and San Miguel de Allende have an average price below $5.00 USD per square meter. 

The speculative bet has been constant throughout the year, however, tenants also choose to develop custom-made warehouses and the expansion of their facilities already within the market, an event that continues to occur in the Guanajuato industry.
