Tariff policy slows the development of Industrial buildings in Mexico

US President Donald Trump's threats to impose 25% tariffs on all products from Mexico have directly affected investment and construction of industrial buildings in Mexico, slowing the growth driven by the relocation of companies in previous years.

According to Guillermo Salas, director of Escala, during the first three months of 2025, the planning and development of new projects for the establishment of companies has been reduced by around 90% in the northeast of the country.

Currently, half of the industrial buildings currently under construction are being built compared to previous years. Those currently under development have been approved for construction starting in 2024. New projects have decreased by more than 90%, despite the fact that the first months of the year used to be a boom, the specialist commented.

While the impact of the tariff policy on industrial development has been widespread throughout the country, the greatest pressure has been observed in areas such as Nuevo León, Coahuila, and Tijuana.

Juan José Sierra Álvarez, president of the Employers' Confederation of the Mexican Republic (Coparmex), warned that despite pausing tariffs on exports until April 2, uncertainty will continue in Mexico, with the risk of economic decline and low investment in the coming months.
