Pandemic will determine the future of the office market
El Financiero | December 27, 2021 |

Next year will be decisive for the office market in Mexico, because the behavior of the fundamental indicators will be directly related to the evolution of the pandemic and the return policies that companies take, said a study by the market researcher , Solili.

In the report, it was foreseen that, during 2022, the developers who have their unoccupied properties will evaluate their best use to convert them, in addition, the class B and C buildings in the main cities of the country, will analyze the technical and market feasibility for the transformation, in case the building allows it.

In an annual summary, Solili pointed out that the corporate sector still shows important signs of oversupply, which for November 2021 was 20.6 percent in Monterrey, 22.5 percent for Mexico City and 20.2 percent in Guadalajara.

"Demand continues to have a significant contraction, compared to pre-pandemic periods, but which has been slowly closing the gap in negative net demands, mainly because unemployment no longer reaches the high levels that we saw in mid-2020 and early 2021 ″ , he detailed.

Prices in general registered important adjustments during 2021 and from January to November 2021 they contracted by 7.4 percent in Monterrey, 6.6 percent in Guadalajara and 5.4 percent in Mexico City.

“We could still have some downward adjustments during the first half of 2022 or at least greater advantages for tenants in relation to the price-value of the rent. Now yes, buildings that incorporate sustainability elements will have advantages to close in prices that benefit both parties, since multinational corporations know the value of these attributes and will be willing to consider a reasonable rental price for the closing, "he explained .

They considered that a business model that will be being promoted in Mexico, given the importance it is taking in the United States, is the multifamily that will be behind the vacant inventories of both homes and offices.

"As for new construction, they will be kept very cautious throughout the year and will only trigger smaller projects in corridors where the vacancy is not yet considerable," he said.
