Nearshoring will generate the construction of 50 new industrial parks in northern and central Mexico, which represents more than eight million square meters (m2), reported the Mexican Association of Private Industrial Parks (AMPIP).
In this regard, Claudia Esteves Cano, general director of AMPIP, stated that more than three billion dollars have already been invested in these works.

“The investment was mainly used to install factories, distribution centers and warehouses for various companies,” he said.
In addition, he estimated that the demand for these facilities will rise to six million m2 in 2027. He added that the polygons are in different stages of construction and some will begin operations between 2024 and 2025.
On the other hand, Esteves Cano pointed out that this trend is not reflected in the southern part of the country, due to the lack of infrastructure.
“There is a lack of new industrial parks in the south, with the exception of Yucatán, whose capital, Mérida, has grown and proven to be suitable for hosting logistics companies.”

The leader assured that this situation is not due to a “lack of interest” in the region, but rather to the challenges posed by inefficient electrical transmission and distribution.
“The most important thing is that we go hand in hand with the states and build the requirements for the arrival of new foreign companies. We need to be faster in administrative efficiency,” he stressed.
