After two consecutive quarters with signs of recovery in industrial demand in Ciudad Juárez, at the end of the third quarter of 2024, a drop in demand was observed, with a record of less than 25 thousand square meters leased.

The low demand during the quarter, added to the new supply of vacant projects, has caused an increase in the vacancy rate, exceeding 483 thousand vacant square meters in the border city at the end of the third quarter of 2024.
In the quarter, nearly 180 thousand square meters of construction were completed, of which 68% correspond to industrial buildings available for lease. All of these properties, located in the South submarket, are class A and offer spaces ranging from 23 thousand to more than 35 thousand square meters.

Among the buildings that completed their construction between July and September 2024, developers such as MEOR, Vesta, Centinela Property and American Industries stand out, which contributed approximately 123 thousand vacant square meters, which were incorporated into the market's industrial offer.
With a wide and diversified industrial offer, a strategic location as a border city and first-class infrastructure, demand is expected to once again reach healthy levels in the coming quarters.
