New premium office developments in Merida increase rental prices

Recently in the Montejo office submarket, the completion of the construction of Torre Dos Vía Montejo was reported, one of the mixed-use buildings that make up the Vía Montejo macroproject, which has more than 11 thousand square meters, positioning it as the corporate building with the largest volume in Merida.

This event has had a significant impact on the office market in Merida, since the delivery of the project caused a 20% increase in the size of the market.

The rental price for offices in Mérida is $18.65 dollars per square meter at the end of February 2025. Rental prices reported an increase of 20% in the last year, as a result of the delivery of high-quality spaces, which are incorporated into the current market offer, being projects with avant-garde designs, high technology and LEED certification.

The office vacancy rate at the end of February 2025 stood at 14%, reporting a strong increase as a result of the delivery of the opening of Torre Dos Vía Montejo, which incorporated a considerable volume of spaces to the Mérida office market.
