Nuevo León stands out in demand for industrial spaces

The demand for industrial spaces is gaining strength in Mexico, but mainly in cities like Monterrey and other border cities, a situation that, according to experts, has been boosted by the arrival of more investments.

According to data from the Solili firm, this group of cities concentrated almost 50% of the country's industrial demand.

He highlighted that the performance of the industrial real estate market during the month of August maintained its growth rate where the main applicants increasingly demand modern, safe and sustainable real estate solutions, guidelines dictated by its parent company for the Mexican market, which has been seen favored because of the pandemic.

Thus, at the end of August there was a gross demand of just over half a million square meters nationwide, economic activity that in general would tend to slow down next month for vacation reasons.

It should be noted that at this point in the third quarter of 2021, where there would still be a month to go, almost all of the country's industrial markets far exceed the gross demand of the previous quarter.

As a reference, he mentioned that only during the month of August 2021 Monterrey exceeds the demand for 100,000 square meters, which places it as the largest demand nationwide, concentrating 20% of the total in the country.

"The growth in the participation of Monterrey's demand in the national total advances quarter by quarter, being 12% at the end of the first quarter of 2021, 18% at the end of the second quarter of 2021 and so far in the third quarter, as we mentioned, it already accumulates 20% of the national total ", Solili highlighted in his monthly report.

In addition, Monterrey, Tijuana and Mexicali - so far in the third quarter of 2021 delivered several industrial buildings that are added to their inventories and register 83.2, 28.8 and 21.3 thousand square meters, respectively.

In Solili's opinion, the trend towards the end of the third quarter allows us to project a month of September with greater activity than that observed in August, where multiple activities are scheduled to return.
