Fibra MTY, a real estate investment trust, reported that it has concluded the acquisition of an industrial property for a total amount of 22.4 million dollars, plus taxes, fully occupied by the DHL Supply Chain Mexico division.
This transaction was carried out under the sale and leaseback modality, in which Fibra Mty and DHL simultaneously celebrated the sale and lease of the building, the construction of which was completed last November, according to a statement from the company. fiber.

The industrial warehouse, called Ciénega 3, is located in Ciénega de Flores in Nuevo León and has a Gross Profitable Area (GLA) of 30,087 m2.
The lease is triple net type (NNN), that is, the lessee covers in addition to the rent, all operating expenses, insurance and property tax, in addition to having the DHL corporate guarantee.
The lease is agreed in dollars, with a remaining term of 10 years from the date of acquisition. This operation is expected to generate an estimated Net Operating Income (NOI) of 1.54 million dollars during the 12 months after its acquisition.
“With this latest acquisition in 2021, and after resuming the acquisition program temporarily suspended during 2020 due to the COVID-19 pandemic, the Company (Fibra Mty) will have made 4 investments in new properties during the year.
The amount of the investment amounts to 139.6 million dollars and together they will generate a NOI of approximately 12.2 million dollars during the 12 months after each of these transactions, the company said.

Additionally, Fibra Mty recently announced the anticipated extension of the “Filios” portfolio in Apodaca, Nuevo León, which at the time of said extension represented approximately 20% of gross annual revenues, with a new maturity in December 2031.
