Nueva Zona Financiera leads the demand for offices in Guadalajara in 2024

During 2024, the Nueva Zona Financiera submarket led the demand for offices in Guadalajara, accounting for 30% of the total transactions carried out in said market with 14 thousand square meters.

During the same period in 2023, the leasing figures were totally different, since while Nueva Zona Financiera obtained 19% of the leases, Puerta Hierro surpassed it with 38.5% of the total demand.

As far as 2024 is concerned, the growth in demand for the Nueva Zona Financiera was due to the fact that important leases were carried out in one of the main arteries of the city such as Av. de las Américas, which combines an excellent location with corporate, commercial and residential development which were evidently the most attractive features for companies.

As an example of the buildings with the highest leases during 2024, they are Américas 1905, Torre Hélix and Torre Patria Hipódromo, buildings that are located in the center of this important avenue, as well as Midtown Jalisco which has the largest net profitable area with 27 thousand meters squares.

The end of the quarter was one of the best for Nueva Zona Financiera since it concentrated almost 42% of the absorptions with 5.4 thousand square meters and without any move outs of office space.
