During the months of July and August 2023, almost 630 thousand square meters of new industrial buildings will be completed nationwide. These warehouses begin to increase the inventories in their respective markets, where Ciudad Juárez, Ciudad de México and Monterrey take the lead with the settlement of 125, 119 and 118 thousand square meters respectively.
The eight markets in the north of the country that the Solili platform monitors manage to complete 359 thousand square meters, a figure that represents 57% of the national total. These markets have received with greater force the demands for relocation processes to locate manufacturing and logistics operations, as is the case of Ciudad Juárez, Monterrey, Tijuana, Saltillo y Reynosa.

It is also in these five markets in the north of the country that 70% of the new industrial constructions that began during the months of July and August 2023 are concentrated.
If we analyze the detail of the composition of Ciudad Juárez's new supply at the close of Q2 2023, the warehouses that completed that quarter correspond to surfaces ranging from 13 to 43 thousand square meters of Class A projects where the speculative bet largely dominates. This trend has allowed a turning point to occur in vacancy since April 2023, which had reached an almost zero level until the end of August 2023, where it reported 2.1%.
In the case of Mexico City, the figures reported for the second quarter of the year indicate a greater number of warehouses that completed construction that correspond to smaller sizes between 3 and 8 thousand square meters. Although the largest number of these ships correspond to the speculative format, the availability of this new inventory is below 10%. This trend, which is observed again with inventory that is already committed long before finishing the work, leads to the total vacancy in Mexico City being 1% for the month of August 2023, its lowest level in the last five years .
