The start of 2023 registered a total demand of 505 thousand square meters (m²) of industrial buildings in January due to nearshoring, mainly in border states that contribute more than 80 percent of the activity in this market, which accelerated with the relocation of midwifery workers. , technological, manufacturing and automotive companies that are looking for new parks to settle.
The war in Europe between Russia and Ukraine, as well as the trade tension between China and the United States, the high production costs due to inflation, the confinements due to the pandemic and, in general, the interruptions in the supply and logistics chains , forced many companies to migrate their production lines from Asia to Mexico.

“Companies that are located on the border or in nearby markets such as Monterrey and Saltillo, reinforce their advantages of proximity to the United States and thus manage to guarantee supply chains in the long term. The competitiveness of production costs and the availability of specialized labor complement these advantages compared to the Asian markets that dominated the scene”, said analysts from the real estate consultancy Solili.
The firm pointed out that only in the first month of this year, Monterrey leads the demand for industrial buildings with 172 thousand square meters, followed by Saltillo, Tijuana and Chihuahua with 73, 58 and 53 thousand square meters of demand.
Solili added that the strong activity registered by nearshoring has meant that, in general, the vacancy of the industrial markets on a national average is around 2 percent.
In Mexico, the automotive, auto parts and manufacturing industries lead the absorption of industrial spaces in the country.
The expansion of plants to produce electric vehicles, for example, with BMW in San Luis Potosí, General Motors in Coahuila and Ford in the State of Mexico, will boost the demand of productive chains and suppliers, for which it will be necessary to develop new inventory for the country.
