Monterrey exceeded 1 million m2 of industrial demand, between January and November 2021

Mexico City and Monterrey have managed to have an industrial and corporate development that is ahead in Mexico, where the industrial real estate demand in these cities has exceeded one million square meters, without counting the month of December, indicates an analysis of the Solili consultant.

In addition, the largest and most sophisticated markets for industrial investment are: Mexico City and Monterrey, with inventories that exceed 16.5 and 13.2 million square meters, respectively.

“An interesting attraction for the capitals that go to Mexico is the wide range of sectors that have been developing during this year. The strength of manufacturing associated with the expansions in the border area and the Bajío are important triggers that manage to converge various investment groups that compete strongly to achieve their portfolio objectives, ”emphasized Pablo López Gallardo, Director of Analysis and Information at Solili .

Another factor that will boost the industrial real estate market will be the rental price that is projected for this year, in the midst of an escalation in world inflation, which directly affects Mexico due to the broad correlation with the American economy where there has been a significant injection of resources that seek to activate the neighbor to the north, after the pandemic.

“Precisely the high volatility of the exchange rate and inflation, in the midst of industrial markets that increasingly close the gap in vacancies, are the propitious scenario for the projection of growth in rental prices in the short and medium term, with guarantee of dollarized income for the most prominent industrial portfolios in Mexico ”, added the specialist.

Solili indicated that the accumulated demand from January to November 2021 exceeded 5.7 million square meters in the country, of this figure 58% accumulated in the cities of northern Mexico.

"This year, border cities are expected to continue developing their potential in both manufacturing and logistics, as the appetite of developers grows due to the very low availability on American soil," said Pablo López.
