Monterrey surpasses Mexico City in industrial demand

According to Solili, due to the high demand for industrial space, Monterrey accumulated more than 920 thousand m2 during the first 3 quarters of 2021, thus surpassing Mexico City.

Only in 3Q2021, this market added more than 450 thousand square meters, which represented a 44% increase compared to the previous quarter.

At the end of the third quarter, manufacturing was the most prominent sector, occupying 66% by warehouses ranging from 20 to 30 thousand m2.

On the other hand, in warehouses of 10 to 20 thousand m2, manufacturing and logistics occupied 30% of the total areas.

Finally, in the format smaller than 10,000 m2, the proportion changes and almost 84% is occupied by manufacturing companies and the rest goes to logistics companies.

Class A industrial buildings were the most requested, accounting for 90% of the total. The Apodaca submarket predominates, with about a third of the ships occupied both in quantity and footage.

While Ciénega de Flores, Santa Catarina and Escobedo participate proportionally with about 17% of the demand for industrial buildings.

Regarding the sectors that determined growth in this period, we find the automotive, food, packaging, industrial equipment, distribution in general and logistics industries.

Monterrey's growth is due, in part, to the boost in logistics and manufacturing as a result of the economic recovery after the 2020 pandemic.

In addition, its proximity to the United States has been key so that the city can take advantage of part of the economic spill that the T-MEC has brought.
