The dynamism in Monterrey and the interest of companies to establish themselves in the market drive a continuous boom in construction. Currently, numerous projects are being developed that add up to more than 1.9 million square meters, being the market with the largest construction volume in the country.

Of the total area under construction, about 55% corresponds to speculative projects, while the rest is destined for custom-made warehouses. This highlights the importance of both types of developments within the Monterrey industrial market.
Between July-September 2024 alone, more than 400 thousand square meters of construction were started, highlighting the developments classified as class A, which represent 83% of the total area started.
Apodaca, the submarket with the highest construction volume, continues to be a key point for investments in the region, with almost 580 thousand square meters under development. It is followed by Ciénega de Flores, with nearly 315 thousand square meters, and in third place, Guadalupe, with approximately 290 thousand square meters under construction.

Due to strong industrial demand, developers have had to start new industrial parks to meet market needs. Among the most notable new projects in development are the Diamante Escobedo Industrial Park, Monterrey Tech Park, Areya Guadalupe II, Vynmsa North Industrial Park, Visan Industrial Park, among others. All located in various points of the market.
