Monterrey, known for its high dynamism in industrial construction, stood out notably in April 2024, consolidating itself as the market with the highest volume of construction starts nationwide.
In April, this market registered more than 145 thousand square meters of new construction, a figure that not only places it at the top in this indicator throughout the country, but also underlines its crucial role in the Mexican industrial sector. This shows that Monterrey continues to be a very attractive destination for industrial developers, who see the northern city as a solid opportunity for their investments.

The new constructions started during April 2024 reached more than 145 thousand square meters, distributed in six new projects. This figure represents a notable 36% of the total construction starts nationwide for this period.
The corridor that stood out the most in April 2024 was Apodaca, accounting for 53% of the total volume of construction with more than 77 thousand square meters started. It was followed by Ciénega de Flores, which represented 26% of the new projects, while Guadalupe completed the remaining percentage.

If we focus on the construction projects that began during the month of April 2024, the industrial warehouses have areas ranging from 11 thousand to 46 thousand square meters. The latter, being a custom-made project, also known as Build-to-Suit, is located in the Apodaca submarket. This variety in the size of industrial warehouses reflects the region's ability to adapt to the different needs of developers and companies.
In the month of April, more than 57 thousand square meters of speculative warehouses were registered for leasing, a direct response to the high demand observed in Monterrey. This activity reinforces the market as one of the preferred options both for new facilities and for the expansion of production capacity within Mexican territory.
