Monterrey concentrates 36% of national industrial construction, with more than 2 million m²

Due to the high demand in the Monterrey industrial market, developers maintain a strong interest in the construction of new projects to meet the needs of the market, positioning Monterrey as the market with the highest construction volume in the entire country, exceeding 2 million square meters in development by the end of 2024.

Industrial construction in Monterrey represents 36% of the total nationally, consolidating the Monterrey market as the leader in industrial developments in the country and reaching its highest historical volume in the fourth quarter of 2024.

Of the 2 million square meters under construction, approximately 40% is available, highlighting the developers' focus on maintaining sufficient industrial supply to meet demand.

The Apodaca industrial submarket continues to be the one with the highest construction volume in the region, concentrating 30% of the total, followed by the Ciénega de Flores submarket, which represents 21%.

To meet demand, developers continue to build speculative warehouses, including in new industrial parks that are currently under development. Some examples are Pocket Park Libramiento, Zilum Parks Juárez, Parque Industrial Diamante Escobedo, Monterrey Tech Park, Visan Industrial Park, Areya Guadalupe II, among others.
