According to information from Solili, at the end of January 2022, 386 thousand square meters of industrial demand were registered in Mexico, a figure that demonstrates the dynamism of the sector.
In this sense, the Bajío region registered 50 thousand m² of industrial demand during the month. while Querétaro concentrated the total demand for speculative spaces that will reflect a dynamic quarter.
For its part, Mexico City maintained a constant pace in demand with a strong presence in logistics operations that seek to anticipate technological changes in storage. Added to this, developers in the capital took the lead during January. This, because they closed the month with Class A real estate, in the Tepotzotlán submarket on speculative spaces.

Regarding gross absorption, Monterrey grouped 160 thousand m², followed by Mexico City with 63 thousand m² and Tijuana with 61 thousand m². On the other hand, Chihuahua and Ciudad Juárez started the year with gross demand concentrated in the manufacturing industry.
In vacancy, the CDMX registered the highest number at the national level, although it remains in a reasonable state of spaces that will be delivered at the beginning of 2022.
In terms of construction, the country reports historical figures and during January more than 260,000 m² were added to the 3.7 million m² that were in process. Under this premise, 60% of new construction was concentrated in Monterrey and Tijuana. Entities that had a decrease in their vacancy during the last year with 2.5% and 1.6%, respectively.
Meanwhile, developers in Ciudad Juárez anticipate the start of new construction under a scenario at the end of January where an increase in the rental price was shown and vacancies in the entity decreased. Regarding speculative constructions, Saltillo and Ciudad Juárez grouped the majority, which anticipates the dynamic participation of these markets.

On the other hand, during January, no new construction of industrial buildings was completed, except for Monterrey, which added 5,000 m² to its inventory.
The maintenance in the supply chain at the end of the year was a favorable advantage for the northern markets. Due to the fact that sectors such as electronics, aerospace, automotive and electrical made their expansions into markets with a strong integration of suppliers.
However, in a promising scenario for the industrial sector, the scarcity of land with infrastructure and the rise in the main inputs could represent risks for the markets. Therefore, they must be quantified in order to finalize the negotiations between developers and potential tenants.
Likewise, the electrical reform could affect the good performance forecast for industrial activity. In this way, the change towards clean energy will become a necessity, an action that will bring about changes in production processes and that will impact industrial buildings.
