Mexicali accounts for 23% of Baja California's industrial demand during 2023

Mexicali is one of the five industrial markets on the northern Mexican border that has been receiving interest from investors evaluating expanding or entering the entity for the first time.

If we consult the figures collected by the Solili platform, the accumulated industrial demand for the first three quarters of 2023 reaches 154 thousand square meters, a figure 42% higher than that registered in the same period of 2022.

The accumulated industrial demand this period in the Baja California region amounts to 712 thousand square meters, made up of Tijuana and Tecate in addition to Mexicali, where the latter market represents 23% of the total in Baja California.

The demand has been varied and covers a variety of sectors, including logistics, plastic, aluminum, manufacturing of sports supplies, parts and supplies of plastic resins, and parts of ventilation systems for multiple industries. 80% of the demand so far in 2023 is focused on custom-made projects, although developers in the area manage to complete closures with the speculative supply they had in development.

The Mexicali - San Luis Río Colorado submarket manages to concentrate 92% of industrial demand between January and September 2023. The sizes of the industrial buildings demanded have ranged from 7.2 to 34 thousand square meters, the latter being a custom-made project for a company in the aluminum sector registered during the first quarter of the year.

The entity's authorities had confirmed that during the first quarter of 2023, 85 million dollars in investments were recorded, made up of eight new projects and four expansions of companies already established in Mexicali, which would generate 400 new jobs. The companies belong to the fields of telemarketing, metalworking, medical devices and logistics.

At the beginning of July 2023, the state authorities on their tour of Europe confirmed the investment in Mexicali of the Swiss firm Sonova, specialized in audio devices, for 40 million dollars.

Finally, in October 2023, the Vitro company inaugurated an architectural quality glass coating oven called Coater 8 in its plant in Mexicali, Baja California with an investment of 60 million dollars that will serve the construction and automotive industry markets, specifically in automotive glass used in electrified models.

However, the company plans to reach 100 million dollars of investment in the second and third phases of the project by 2025. Vitro's technology can be used in electric vehicles and is also in high demand in the construction of sustainable buildings with certifications LEED.
