
Currently, the rental price for offices in Mérida has shown a downward trend over the period of one year, reaching $15.53 USD/m²/month, which positions it as one of the three most competitive at a national level, only above Puebla and Querétaro.
Among the submarkets with the most competitive prices, Blvd. García Lavín stands out with a rental price of $11.68 USD/m²/month. In contrast, the highest-priced offices are located in Altabrisa with rates reaching $18.37 USD/m²/month.

One of the main reasons behind the difference in office rental prices between the submarkets of Mérida lies in the type of offer available in each area. In areas such as Montejo, there are high-end properties such as the Mid Center building, which justify a high rental price due to the quality of their facilities and the privileged location.
On the other hand, areas such as Blvd. García Lavín, which has 45% of offices in Class B buildings, offers more affordable options with more competitive prices, which attracts companies looking to reduce operating costs in smaller buildings but without sacrificing a good location.

Although the supply of offices has been showing a downward trend, positioning itself at a rate of 7.4%, prices have not been encouraged to increase since demand has shown its highest volume in sales in speculative buildings, so we would have to wait for these offices to begin operations for them to have an impact on prices.
