Mérida with an expanding office market and without oversupply

The Mérida market has been developing a constant demand that positions it as an expanding market, where investors are increasingly interested in corporate spaces in the city, as well as service companies for having representation in one of the fastest growing cities in the country.

With a gross absorption of 8.4 thousand square meters during the first half of 2022, we have seen more than 13 thousand square meters incorporated into the corporate inventory during the last year.

The net absorption that incorporates vacancies also managed to exceed 6.7 thousand square meters during the first half of the year, achieving an increase of 37% compared to what was registered in the same period of 2021.

In the midst of a scenario of rental prices closing in July 2022 at $19.25 dollars per monthly square meter, upward adjustments have been recorded in the order of 7.7% since the beginning of the year.

This behavior of rental prices correlates with the downward adjustment exhibited by the vacancy that registered 10.12% at the end of July 2022, therefore, it indicates a corporate market without oversupply.

Now, in absolute terms, the largest vacancy is located in Montejo with almost 8 thousand square meters, followed by the Boulevard Garcia Lavin submarket, while in Altavista and Cabo Norte they have less than 2 thousand and 1 thousand square meters, respectively.

Mérida in recent years has seen a significant boost after the pandemic that opened the possibility of establishing remote jobs, which has allowed it to capitalize on the interest of mainly foreign investors who are interested in exploring the residential, industrial and corporate options of a city. which is on the rise.
