Mérida changes its profile towards vertical housing

Mérida is committed to vertical housing, with the offer of 98 recent projects that can be rented in a traditional way or used for rest.

For Cristián Canto Villanueva, CEO of Uno Consulting, the vertical housing model is more widely accepted by those seeking to invest in real estate.

An important factor is that the price is lower than that of a residence and offers more living amenities, which makes the product attractive with high added value.

Canto Villanueva considers that, in the last 10 years, the value of the land in the capital of Yucatan grew by 200 percent, and for this reason the developers chose to build buildings of four floors and above.

The increase in price is mainly due to the lack of land reserves, which caused real estate development to be limited in the city, a reason that has led developers to investigate in conurbation municipalities of the entity.

However, these lack the central attractiveness, which could be taken advantage of with a rethinking of the territorial space and the development of vertical housing.

The businessman stressed that those who acquire a property in the Yucatecan capital do so as an investment.

Currently, 75% of the people who buy an apartment in Mérida are Mexicans, while the remaining 25% is made up of foreigners who come attracted by the city's standard of living.

The legal and patrimonial security offered to the investor are also elements that the investor values, said Canto Villanueva.

He added that the main way of renting real estate, currently, is through digital platforms.

Entrepreneurs in the housing sector are embarking on medium-high and luxury residential vertical housing projects.

According to Uno Consulting, areas with high added value, which offer green areas and first class services, are the ones that become more attractive.
