After 2020 was one of the turns most affected by the economic crisis that brought with it the Covid-19 pandemic, the real estate sector of Jalisco was reactivated in 2021 and the entity ranked fifth in the national ranking of the states with the highest growth in demand for properties.
According to statistics from the Mexican Association of Real Estate Professionals (AMPI) Guadalajara chapter, this year the sale of real estate in the metropolitan area of Guadalajara grew 7% compared to 2020.
“Prices increased 3.2% on average in 2021. Properties between 2.49 to 3.8 million pesos is what moves the most; for example, the typical three-bedroom, 100-square-meter apartment is priced around 3.82 million. The new and large apartments are the ones that have risen the most in price in 2021 ”, explained the president of AMPI, María Fernanda Rosales.

He indicated that the reactivation occurred both in the sale and rental of real estate, so, he said, the sector also represents an investment opportunity for people to acquire a property to rent it and not to inhabit it.
He explained that at the end of the year 43% of the market chooses to buy a property and 57% prefers to rent. "This also means a great opportunity for those investors who are looking to acquire a property to put it up for rent, not to live in it but to rent it."
"Regarding mortgage loans, we closed the year with an average rate of 9% and it is predicted that it will increase next year, so I suggest to enforce the loan in the remainder of 2021 before these conditions change," he said.

After ensuring that during this month of December there are "great opportunities" for those who seek to complete the purchase of their home, Rosales Silva stressed that throughout the state of Jalisco the capital gains in homes had an increase of 8.4 % in 2021.
Regarding the rental of real estate, the president of AMPI said that the demand in the rental of real estate increased 35% and the average rent is 11,500 pesos per month.
