The corporate market of Querétaro occupies the fourth position in terms of national inventory with its 450 thousand square meters of buildings for office use.
During the last quarters of 2020 and the first of 2021, it was significantly affected by the pandemic, registering practically zero net demands during 2020. This situation begins to improve slightly from the first quarter of 2021 and manages to reflect during the 3T 2021 a net absorption of 34 thousand square meters.
Since March 2021, the vacancy had also been decreasing since March 2021, reaching 17.2% at the end of January 2022.
Currently this market has multiple spaces ranging from 41 to 12.5 thousand square meters. Torre Cápita, Corporativo Uptown II, Torre Park Agatha and Querétaro Business Park Torre II stand out, all of them with more than 8 thousand meters of availability.

As for buildings under construction, Alamos Business Center, Corporativo BQ, World Trade Center Juriquilla Tower III and Level Work Tower II are the available options and about 58% are located on the Juriquilla corridor.
The fact that no new projects have been started as a result of the pandemic has managed to stabilize rental prices, which have managed to remain at $14.08 per square meter per month, which represents an increase of 2.1% during the first two months of 2020 and 5.3% in the last year.
For its part, gross demand in 2021 registered 20.8 thousand square meters, a figure that exceeded what was demanded in 2020 when the market was going through the paralysis of the pandemic.
Now, during the first two months of 2022, 6.5 thousand square meters of gross demand are already accumulated, a figure that already exceeds 5.4 thousand square meters at the end of the first quarter of 2021.

The companies have continued the adjustment processes in their templates and therefore in the corporate spaces they need, but the appearance of the new Omicrón variant has once again defined caution on the part of the companies for the last quarter of 2021.
Industrial investment in the lowland area and specifically in Querétaro would become another trigger that maintains the growth of corporate demand.
This region has become interesting for multiple data center developers and has continued to advance in manufacturing and logistics issues, managing to accumulate a gross industrial demand that closed in 2021 of 358 thousand square meters, a figure that managed to double what was registered in 2020.
