The BTS projects or the expansions cover sizes in these two submarkets that go from 6.6 to 148.6 thousand square meters, this last warehouse corresponds to a renowned manufacturer of electrical appliances that has North America as its main market and that is located in an emblematic park of this market managed by a company with Chinese capital.

Regarding rental prices at the end of 2Q 2022, the average in Monterrey was $4.39 dollars per square meter per month and Ciénega de Flores registered a slightly lower value of $3.98 dollars per square meter per month.

Now, although the vacancy adjustment has been almost three percentage points in the last year, as of March 2022 the rate of decline in this indicator has softened, closing at 2.46% at the end of June 2022.

However, Salinas Victoria has practically no speculative spaces available with zero vacancies, while Ciengas de Flores occupies the second submarket in terms of the fewest vacancies with 1.5% with just over 30 thousand square meters waiting to be occupied.

The historical figures demonstrate the significant potential of these two submarkets and it is expected that in the remainder of 2022 the push of the BTS will continue, outlining the opportunities for developers that focus on this segment.
