The most expensive homes in the Bajío are in Querétaro

Nuevo León, Jalisco and Mexico City have historically been the most dynamic entities in the country and, therefore, with the greatest demand for housing while also concentrating the highest prices. But the panorama has begun to change since Querétaro has been among the highest prices in the country.

The state of Bajío has even displaced Jalisco as the most expensive in the area, despite the fact that it is second in demand in the region. It has also positioned itself as the second most expensive in the entire country, only behind Mexico City.

Data from the Federal Mortgage Society (SHF) as of the third quarter of 2021, the last period for which there is information, registered Querétaro homes with an average price of 1,865,070 pesos, which represents an increase of 7.1% compared to the previous year, while that of the capital of the country was 2,957,713 pesos.

Regarding the demand for loans to purchase homes, the scene is different, since it becomes the eleventh state with the highest demand for housing, being surpassed by places such as Guanajuato, Chihuahua, CDMX y Nuevo León.

The State Council of Real Estate Professionals of Querétaro (CEPIQ) forecasts that this 2022 there could be annual increases of between 20 and 30% in the value of residential real estate, due to the increase in the value of land, construction supplies and the demand.

During the start of the pandemic, two years ago, the real estate market in Querétaro saw a great development when residents of Mexico City decided to move.

Municipalities such as El Marqués and Corregidora had an increase of 1.4 million inhabitants during 2020, while San Juan del Río 297,000, said Eunice Romero García, president of the Mexican Association of Real Estate Professionals (AMPI) in San Juan del Río.

The main reason for internal migration was telecommuting. When the companies gave the option for employees to work remotely, some people decided to move to an entity not far from CDMX, but with a quieter and cheaper lifestyle, he said.
