The trends that mark the return to the offices
Centro Urbano | October 22, 2021 |

In the framework of the webinar 'Digital Buildings, building the spaces of today and tomorrow', Trino Sánchez, consulting partner of the design and architecture firm Arquint, presented the presentation 'Environment, well-being and health, concepts that enhance the new architecture corporate '.

During the talk, the architect stated that people spend 90% of their time indoors, including offices; However, after the Covid-19 pandemic, corporate spaces must be configured to meet new needs.

Before the pandemic, the ecosystem was marked by three elements. One, that of the collaborators, employees or users of the space in the offices; the second was the culture of the company; and third, the physical office itself.

After this trance, the physical part of the office has to be transformed to adapt to a not so defined and very changing way of working, said Sánchez.

Before the health crisis, only 7% of workers had the option of working regularly from home, depending on their duties. In the foreseeable future, 50% of the workforce is expected to work in a model that balances the offices, in the home office or in third places.

This means that the future of the offices will be decentralization; which means working in a hybrid system, with more possibilities and more flexibility, under the combination of the following scenarios.

The first, the office itself was transformed and offered more flexible and multipurpose spaces, which provide comfort and safety to employees.

The second, which corresponds to Third Places, refers to spaces such as cafeterias, parks or coworkings, which were not used regularly before, but today offer comforts that many workers do not have in their homes; besides that many times they are closer than the offices.

Finally, the home office was very attractive and useful at the beginning of the pandemic, however, currently there has been a decrease in the efficiency of workers and an increase in the level of fatigue due to the high workload, to the point where that going to the offices becomes a respite.

Therefore, the role of technology is crucial for spaces to function in the best way in this new hybrid model that can achieve the well-being that should be offered to employees.
