The housing sector reaches 2022 in a panorama of challenges and opportunities, where dynamics are expected to remain healthy, with a growing demand that allows us to see an increase in sales.
However, the challenge that is observed is in the supply and in generating the conditions to detonate production.
Within this framework, a couple of particular challenges are perceived. In the first place, address the issue of paperwork, which has become complicated as a result of the pandemic; and on the other, closely monitor the issue of changes made to Infonavit regarding the location of housing projects, which could impact the reclassification of land reserves that entrepreneurs have.
Three of the most important developers in the country agreed on that. In an interview, Aurora García de León, General Director of Derex; José Luis Solórzano, General Director of Hogares Herso, and Marco Antonio Salazar, Vidua's Commercial Director, pointed out that although the industry will close positively in 2021, the challenge to be addressed lies in the promotion of supply.
In that sense, Aurora García de León stressed that 2021 will be a good year for housing. From Derex's vision, he pointed out that the results for the year will be positive, as they will end the year better than expected.

In this regard, he added that 2021 will not only close with an increase compared to 2020, but will also end at pre-pandemic levels.
The General Director of Derex stressed that although in 2022 the sector is performing well in terms of demand, the issue focuses on supply.
Therefore, he said, a lot will depend on the position in which developers are to capitalize on opportunities.
And, he said, companies that have enough inventory to go through the year, in addition to being on the way to authorizations, will be better prepared to move forward. Above all, he explained, because the issue of procedures was affected by the pandemic in some areas of the country.
In addition to the above, he pointed out, one of the relevant elements to monitor will be the issue of land reserves and the changes made to Infonavit on housing location issues. And, he considered, the new criteria implemented by the agency could impact the qualification of land that was already in line to be developed.
On the issue of certainty to boost the offer, José Luis Solórzano considered that in 2022 the dynamics in housing placement will be on the right track. However, he said, the industry needs certainty to trigger housing development and have the necessary supply to meet housing needs.

The businessman spoke on the subject of changes to Infonavit. He stated that in this case it is necessary to have the rules that will be used for the new classification of reserves.
Marco Antonio Salazar for his part recalled that the housing industry in Nuevo León experienced a 2020 of great results, despite the fact that with the arrival of the pandemic, the forecast was to drop in sales by up to 40 percent.
In this sense, he pointed out that a fundamental element is that although works were stopped for two months, the deed did not stop. This factor, he said, was crucial to obtaining optimal results.
However, he explained that already at the start of the pandemic, inventories in the sector were falling. Therefore, he considered, now the challenge will be to prepare the ground for the construction to grow.
One element that will play in favor of the industry, he mentioned, is the level of lag and the growing demand for housing.
However, he explained, one of the challenges will be to adapt the industry to policy changes, such as those observed from Infonavit.
