Industrial's new bet: medium-sized spaces

The design of the new industrial buildings is determined by the influence of electronic commerce, new consumer habits and industry 4.0, all governed by the impact of technology that allows it to self-manage, configure and interact with the rest of the components of the production.

For this reason, the main institutional developers that invest in the country monitor the preferences of the companies and can adjust some characteristics in the execution period of a ship, which on average would be between 6 and 9 months.

One of the elements of the design would be the size of the ship, with which the flexibility of being able to adjust to multiple requirements is sought. Depending on the size of inventory in each market in the country, there are some differences in available areas.

In the capital of the country, 17 class A warehouses are built with 13 available spaces that total 267 thousand square meters and the majority are warehouses with more than 10 thousand square meters each.

In the case of Monterrey, in the 22 class A ships that are built there are 16 spaces available that add up to 231 thousand square meters and the size decreases slightly compared to Mexico City, although they present an equitable distribution in measures between 5,000 and above 20 thousand square meters.

Regarding the cities that can be categorized as medium size by their inventory, that is, between 4 thousand to 8 thousand square meters, are Tijuana, Ciudad Juárez, Guanajuato, Querétaro and Saltillo. Its markets have an availability between 7 and 20 ships, with a marked decrease in size, so they show a different trend.

In Querétaro, what is generally available is over 20 thousand square meters, while in Guanajuato, more than half of the warehouses are less than 5 thousand square meters.

In the case of Tijuana, Ciudad Juárez and Saltillo show similar behavior towards smaller sizes and that allow the adjustment of modular configurations from 5,000 to completing 10, 15 or 20 thousand square meters.

Saltillo and Querétaro are the ones with the fewest options for ships available under construction, so developers are expected to start projects in the coming quarter.

The industrial spaces have gradually been adapted and currently the trend is the construction of warehouses that on average measure 10,000 square meters, subdivisible into areas smaller than 2,000 square meters. This especially happens in traditional corridors in order to diversify demand and be attractive for companies that come to the country exploring the market or those that seek to expand operations, with the need to have spaces of smaller dimensions than the traditional one.
