Demand for offices in CDMX recovers 81% compared to the pre-pandemic period

After six consecutive quarters of negative net demands, the real estate platform Solili reported that Mexico City (CDMX) recovered 81% of the gross demand that was registered at the end of the fourth quarter of 2022 (4Q2022).

In this sense, the capital registered corridors where vacancy is between 16% and 18%, as is the case of Periférico Sur and Lomas Palmas. When analyzing the demand, 75% of the transactions are located between 100 and 1,000 square meters (m2), figures that indicate where the interest of tenants will be concentrated in 2023.

Regarding the geographical location, an equitable distribution of the demand was shown between Santa Fe, Reforma, Polanco e Insurgentes. Submarkets that maintain average levels of 37 thousand m2 per quarter.

Despite the fact that these four submarkets account for 80% of the capital's demand, vacancy levels continue at high levels. In addition,  Periférico Sur and Lomas Palmas will add 4,500 m2 and 11,600 m2 of projects that could be available this year, increasing competition for submarket availability.

The developers must arouse the interest of the users to acquire spaces with good distribution, facilities and endowments above the average. Factors that will result in an increase in the demand of the submarkets.

After the strong wave of unemployment that the capital presented, the market managed to position itself once again as one of the most valued for the corporate sector. This is because a large part of the developers managed to understand the new needs of the users.

By analyzing the trends, it was shown that tenants are looking for offices ready for occupancy. In addition, flexible spaces that allow medium and short-term rentals, which allows careful decision-making.

With the sum of these factors, plus the balance in rental prices, CDMX managed to close 2022 with a gross annual demand of 593 thousand m2. However, it is likely that there will be increases in rental prices, but it is estimated that vacancy will show a subdued recovery in 2023.
