Manufacturing activity and the transfer of companies from Asia to the national territory boosted the rental of industrial spaces during 2022, according to Solili, an information platform for the national real estate sector. The gross demand for industrial buildings exceeded 7.4 million square meters over the past year, exceeding by 12% that registered in 2021, according to a company report.
Monterrey was placed as the leader of national demand, reporting the rent of 1.8 million square meters, thus concentrating 25% of the total. Monterrey, together with the rest of the markets on the northern border, were left with 57% of the gross demand for industrial buildings.

"The demand from the markets that make up the northern border was encouraged by manufacturing, medical, automotive, technological, metal-mechanic and furniture companies," he explained.
"Meanwhile, the capital of the country and the central-western region have a greater presence of logistics, storage, services, data centers, together with light manufacturing activities," said Pablo López Gallardo, director of Market Research at Solili. .
Mexico City and Saltillo occupied the second and third position in terms of industrial property rental with 1.57 million and 672 thousand square meters, respectively.
The industrial markets that make up the bajío, made up of Querétaro, Guanajuato, San Luis Potosí and Aguascalientes, registered 1.5 million square meters of gross demand, 50% above what was reported in 2021. Querétaro and Guanajuato registered annual increases above the average for the region with 86% and 74% compared to 2021, closing the year with gross demands of 666 thousand and 545 thousand square meters, respectively.

In Mexicali, Ciudad Juárez, Tijuana and Querétaro, a greater participation of speculative projects was noted, that is, those that are built with a view to renting later. Meanwhile, in Saltillo, Monterrey and Reynosa, the demand for custom-made projects had a greater role.
The construction of industrial buildings nationwide closed the fourth quarter of 2022 with projects totaling almost 5.3 million square meters, 42% more than what was built in the same period of 2021.
In this indicator, Monterrey also leads the way, concentrating 28% of industrial construction, with more than 1.4 million square meters of projects. Mexico City, Querétaro, Tijuana, Saltillo and Ciudad Juárez follow at a greater distance with 565,000, 505,000, 488,000, 472,000 and 453,000 square meters of industrial works in progress.
