Office construction in Mérida reaches its highest level in the last three years

In April of this year, the demand for office spaces in buildings under construction predominated in the Mérida office market, reaching 74% of pre-leases, a sign of a market in continuous expansion.

Office construction volumes in Mérida report 45 thousand square meters distributed in three of its corporate submarkets, this being the highest level since the 47 thousand square meters it reached in Q2 2021.

The Cabo Norte submarket currently has 3.7% of the total inventory of office buildings, the lowest figure among all its submarkets, however, this year the figure is expected to take a turn, as developers build major projects totaling 21 thousand square meters, most of which will begin operations throughout this year.

However, the growth promises to be greater, since in addition to the constructions already underway, almost 40 thousand square meters of buildings are planned that can be detonated at any time.

On the other hand, the Blvd. García Lavín submarket with buildings under construction such as Metro Business Center, Torre Triada and Sodzil, just to name a few, totals more than 13 thousand square meters.

Montejo, the submarket with the largest inventory of offices with just under 40%, at the moment has two important projects in its already well-known real estate development Vía Montejo, such as Tower 2, which is under construction and Tower 3, still in the stage. of planning.
